Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback on AKAM ASSOCIATES-managed buildings reveals a mixed management track record. Many residents praise the friendly, professional staff and overall cleanliness, along with well-maintained communal spaces and amenities. Responsiveness is often noted positively, especially in Manhattan and Brooklyn locations. However, persistent issues such as frequent elevator malfunctions, occasional pest problems, noisy units/street noise, and management’s slow or inadequate response in some buildings—particularly at 312 East 30 Street and 69 Tiemann Place—are recurring concerns. Some properties suffer from aging infrastructure and strict or cumbersome regulations. Prospective tenants should expect variable experiences depending on the specific building and unit, with management responsiveness and property upkeep varying widely.

Great condo building but assess noise level of specific unit

Pros

Overall we like the building: It's a reliable condo building but vet your specific unit since they are all different. -Amazing access to the 1/2/3 right across the street -Amenities: Gym is comprehensive though equipment is dated (no issues), lap pool in basement, outdoor courtyard & kids playroom. -Friendly building staff -Neighbors: We hardly hear them so either they are quiet or the walls are thick

Cons

Noise: - Our unit has poor noise insulation from the street (it's much louder than we've expected even though we're in a high floor). I've also been in a neighbors unit where the windows seemed different, so it may be unit specific. We have a very loud noise machine at night and that works for us. - Pipes "creaking" are LOUD during the winter. The noise machine does not mask these sounds, so they woke us up not infrequently a few times a week
