Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of Joseph Ciampa's buildings note generally friendly and responsive staff, especially doormen and maintenance teams, who maintain cleanliness and handle repairs promptly. Several properties offer convenient transit access and well-kept common areas. However, complaints highlight problematic noise levels—particularly near busy streets with constant honking—and ongoing construction disruptions. Management communication is sometimes poor, with delayed responses and lack of modern tenant communication tools. Pest control and garbage management are inconsistent, with some buildings suffering from infestations. Lease transfers and deposit returns can be challenging, and rent hikes or stabilization issues concern renters. Overall, while staff are praised, building management shows room for improvement in communication, pest control, and noise mitigation.

Great building and staff but rigid & money-minded landlord

Pros

Great location with connectivity with many transit lines within walking distance Doorman and maintenance teams are friendly and responsive Small studio but with good layout + energy efficient central AC & heat + balcony

Cons

Tried to sublet / transfer my lease but landlord made it difficult and tried to take as much money off tenants as they can. The building is rent-stabilized but landlord tried to unstabilize and lease out my unit at a ridiculously high "market" rate. Location is very convenient to get around, but may lack a neighborhood vibe.

Good for starter apartment

Pros

Overall quality is nice, no major issues like pests/bad management. Sound level is fine for being right next to subway.

Cons

Shower water pressure is a bit off, also no ventilation in bathrooms.
