Pros
Apartment is beautiful, location amazing, but appliances and fixtures are ancient, dated, often not functional. Landlord is unpleasant, on-site and does not take responsibility for basic dwelling requirements.
Cons
There are cockroaches, mice, very little heat in the winter, and when you complain the landlord (who lives on the main floor) is dismissive or no responsive.
Advice to the owners
Hire a property manager to respond to tenant needs.
