Review summary

Summarized from anonymous rental reviews on Openigloo.

Paul Bregianos' buildings show a mixed management style. While some properties, like 278 6 Street, benefit from a highly responsive and attentive super, tenants note outdated apartments and design flaws that hinder comfort. Garbage management varies, and larger buildings sometimes suffer from inadequate facilities and pest issues. Newer developments face challenges with maintenance, ventilation, and security, indicating inconsistency in building readiness and upkeep. Tenants appreciate responsiveness when engaged but advise hiring more dedicated staff per building and addressing appliance and structural problems. Overall, management can be proactive but has room to improve infrastructure and maintenance consistency across properties.

Reviews

Very flexible and kind management

Pros

The super John does a great job of managing the entire building--extremely responsive. It was a great building to live at and the neighbors were nice too. Despite being right next to a fire station there's no noise.

Cons

There could have been more done to update the apartment. The appliances and touches felt a bit outdated.

Advice to the owners

Update appliances, improve the building appearance, give John a raise

not ready for prime time

Pros

that it was new/ has W/D

Cons

That it is new, but nothing was put together correctly. There are constant plumbing leaks, fungus problems, theft and security issues, vermin and flies in overflowing garbage area both inside the building and out, the garbage area is not cleaned very often if ever and there is one only on the ground floor for whole building, the building can’t pass inspections so they have a temporary certificate of occupancy. The workers hardly ever wear masks- zero initiatives to help limit spread of COVID- a Republican/Trumpian resppnse to the pandemic in general (denial/indifference) The ventillation is terrible with an intermittent feces or smoke smell coming from vents that tenants do not get to ever turn off.

Advice to the owners

Get it together! Get certified. Maintain/fix your building.
