Overall good building with some issues

Pros:
1) Doormen and porters are friendly and responsive. 2) Ideal location close to Q, Carl Schurz, supermarket, schools. 3) Perfect size building, generally short wait for elevators. 4) Garage in building with reasonable rates. 5) Building recently updated the hallways for a brighter, more modern look.
Cons:
1) Building has a cockroach issue but has not been proactive about addressing it. 2) Street noise from First Avenue. 3) Many units have filthy, outdated heating units. 4) Super is burned out and clearly hates his job. 5) Current scaffolding has made sidewalk in front a magnet for dog urine and feces.

Staff, my apartment, mail and delivery service.
Cons:
No roof garden, the lobby needs renovation (planned for this year).
Advice to owner:

Very welcoming and friendly doormen, porters and super. No issues at all with any pests.
Cons:
Can hear upstairs neighbors through ceiling sometimes
