Accessibility to riverside park, central park, and the 2/3 express

Cons

If I could influence at least one person to skip living in this building, then I’d have done plenty of good. IT SUCKS. There was once brown water for over a week. Huge cockroach problem. Rat in one of the apartments. This markets itself as an “elevator” building, however the elevators are usually broken. They are replacing each elevator one by one. However, while they were/are replacing each elevator, the other one would break almost daily. This meant that there is often NO working elevator for 25 floors. Even after the new one has been put in, they still break. Management is unresponsive and awful. Doormen are nice and I hate to say a single bad thing about them because I know they bear the brunt of the horrible management/building and are definitely not paid enough, but the night doormen would constantly be asleep. There’s no security, and the front doors are automatic. They never once asked any guest of mine to check in, their name, etc. Save yourself, live elsewhere.

Advice to the owners

Care about your tenants, stop charging exorbitant fees for “luxury” apartments that are far worse than the crappy ones.

love my apartment, common areas need work

Pros

I love my apartment. it's a good size, nice layout, nice floors. Good price for the size relative to the UWS (though definitely pricey overall). Staff is extremely nice. The front desk folks (the "regulars") are great and the porters and handymen are also really nice. Overall the staff is friendly. Outdoor areas are nice (rooftop and balcony) and the gym is pretty good. Trash compactor and laundry on the floor are both really convenient.

Cons

Common areas are not the most well maintained. It can take a while for broken or malfunctioning items to get repaired (or don't get repaired properly). Waterbugs in some common areas. Biggest con is the elevators are often broken (thankfully one at a time). Management takes a long time to respond. As others have written, there is a lot of turnover in the building, so not much of a sense of community, though people I have met are generally nice. I would certainly not call it a "luxury" building.
