Pros:
Location location location Very spacious apartment
Cons:
Amenities are lacking for the price Packages get locked away for security but only available for pickup between 7:30-9pm weekdays People let their dogs pee in the courtyard and never get reprimanded .
Advice to owner:
Clean up the rooftop and turn into communal space, more hours for the package room

- Maintenance was prompt, app system to submit requests works well - No issues with heat, AC, water, kitchen appliances etc. everything worked as it should - Had an overwhelmingly positive experience living here, good value
Cons:
- It's an older building so it does look dated/a little dirtier, but that is factored into the price. I felt rent increases were reasonable - Minor roach problems but our unit was by the trash room and this was quickly resolved

Sweet staff and friendly management. Clean apartment, frequent maintenance, including pest control. Very responsible and responsive. Highly recommended.

A bit pricey. A bit far away from the train station but within walking distance to east village.

Staff is friendly, so helpful. Building is near almost all subway lines, so super easy to get around the city. Quiet neighborhood on the weekends
Cons:
No service elevator so if they are doing trash, or someone is moving in/ out, only 1 available elevator to use.

Pros:
Easily the best building in the block- safe with the gates, clean , super and porter (who brings your packages to your door) very nice and responsive. Great backyard and pet friendly.
Cons:
Wish the building had 2 bedroom units for upgrading and the neighborhood can get loud from other buildings and a halfway house in the back 3rd st entrance sketchy.
Advice to owner:
Rooftop and convert some units

Maintenance and super are extremely responsive, building is always clean and attended to, super quiet can’t hear neighbors. Respectful neighbors.
Cons:
Wish there was bike storage in building. Still bike storage out back in gated building!

Faux Fancy Building

Nice sized apartment, lovely roof deck and friendly doormen.
Cons:
Noise. Construction starts across the street at 7AM six days a week, tenants are advised to call 311. Also, the building is on Broadway so lots of loud traffic all the time and a firehouse is two blocks away. The building lacks a service elevator so all moves, maintenance and trash/recycling share the two elevators. It is not unusual to wait extended time for one. Building address is technically Tribeca but it is more Tribeca/China Town area.
Advice to owner:
Use of the elevator would be best confined to low traffics hours to minimize impact to residents. Laundry room needs maintenance.

Living on the Houston side, noise is noticeable even at 10th floor

+ Building Staff is great + Building is clean + Responds to requests in a timely manner + Location is perfect + Online rent payment + Big Windows + AC Works well + Good sized closets
Cons:
+ Outdated floors, cabinets, carpet, popcorn ceiling + Issues with sink faucet and ice makers + When one of the elevators is out it takes forever to get upstairs while you wait for another one + Gym is dark; a tenant took some of the weights during Covid and building never replaced them two years later + Call box is not straightforward- delivery people always have a hard time getting upstairs + Short windows to pickup packages + Roof unfurnished
Advice to owner:
I didn't want to move, but only did due to the huge increase in price. To increase rent by crazy amounts and have no improvements to justify it seems strange to me

The location is great. Close to so much in the east village. They're really great at keeping packages safe and keeping track of them when they're delivered + when you pick them up. It's a really clean building. & the neighbors (at least on the 11th floor) are cool.
Cons:
The price. The rent was high when we moved in but do-able. We renewed 3x. The last time we were up for renewal the price was just out of control for a teeny, tiny studio apt that was like 300-400 square feet.
Advice to owner:
Stop being so greedy.

Neighbors in the building next door can get rowdy.

The move-out process has been frustrating at best. They first tried to threaten us to pay fees in cash, and now they've failed to return our security deposit over a month after moving out.

The apartment is managed by third party management company. The super lives in the building and responses to any inquiries in a very timely manner
Cons:
The building next door (east) is a magnet for rampant house parties. It gets really noisy in warm weather
Advice to owner:
It would be nice if the huge back yard was more usable with some outdoor furniture. Even better if the building had a rooftop.
