Great building with rent stabilized unit

Pros

I've been on the first floor for 3yrs and it's been great (rent stabilized unit). Trash management is pretty good compared to other buildings in the neighborhood. They have pest control you can sign up for monthly. On the first floor we've had the occasional roach, centipede or spider but nothing crazy. Heat is great. Good water pressure. Washer dryer and dishwasher in unit Cameras in the front of the building so you can call to see if someone took your packages Replaced broken dryer in about 7-14 days

Cons

Occasionally since my room faces the street there would be surprise block parties or late night get togethers outside and they smoke right outside my window for hours, or face their speakers directly at my window instead of out towards the street Sometimes the leasing company can get confusing, especially since they treat the apartment as one account and call any of the roommates about questions the other people in your apartment didn't even know you asked. We also get a $25 mystery late fee every month even though our balance is often paid ahead for the month that the company insists is correct. Last year there was an issue where we were scrambling to get a copy of our lease renewal. Gotta have good communication with your roommates to work with the leasing company. Demystifying the transactions every month is a nightmare-especially since they have a weird billing period Mystery mail to randomly named people at your unit that never goes away

Advice to the owners

Thank you for the great building! I just hope our late fees can get adjusted accurately or at least explain to us if there's a certain way these are calculated, it seems like the due date is a week earlier so it's like a 3 week month?
