Spacious 4 bedroom apartment with private courtyard
Pros
Management is very responsive, apartment is on a quiet block, very spacious with 2 “wings,” 2 bedrooms off of the living room, 2 bedrooms down a hallway with space for a mudroom and storage, private paved backyard that is easy to maintain, roof access with great view of manhattan
Cons
The apartment doesn’t get very warm in the winter (especially down the hallway) and prepare for the low rent to be offset by the highest utilities bills you’ve ever seen. The entrance to the unit is right on the street. We’ve never had security issues, however packages are sometimes left outside on the step. The apartment has leaked before when it rained hard but management is quick to make repairs.
Mixed Bag Building
Pros
Units are well laid out, lots of usable space. Big windows, lots of light. Super is very nice when you can get him. High ceilings, decent finishes. Exterminator comes every month.
Cons
Management has to be consistently bugged to schedule repairs, frequently repairmen don’t show until the third or fourth scheduled visit. Neighbors tend to be loud and clumsy in the hallways, very young crowd. They’ve started storing bikes in the narrow hallway. We did have mice a few times when construction on the block.
Advice to the owners
Respond promptly to tenant requests for repairs, delaying frequently makes the problem worse/more expensive
