Recurring maintenance problems and temporary fixes
Pros
None that I can think of.
Cons
My experience in Unit 4604 was dominated by recurring maintenance problems and temporary fixes. The primary issue was the HVAC. Despite at least six repair requests, it never operated reliably for a sustained period. On documented occasions, the apartment exceeded 83°F even with both HVAC units running at full capacity. Air circulation remained poor, and the malfunctioning system contributed to unusually high electricity costs. At approximately $8,000 per month, I expected a one-bedroom apartment’s HVAC system to function reliably. Other recurring problems included a kitchen faucet that was adjusted but not repaired, black residue or sediment coming from the bathtub spout, and a microwave and oven that operated inconsistently. After move-out, management repeatedly called and texted about charges that I disputed, while issues concerning my security deposit remained unresolved. In my experience, management was substantially more persistent about collecting disputed charges than completing durable repairs. Prospective residents should thoroughly document the apartment at move-in, submit every repair request in writing, and insist on permanent—not temporary—repairs. Based on my experience, I would carefully compare other nearby properties before signing here.
Advice to the owners
new management that cares
Great place to live
Pros
Maintenance is extremely responsive. The building itself is quiet. Great windows and sunlight.
Cons
It’s obviously very expensive, but you’re paying for the peace of mind of having a doorman and super on call, plus all the amenities.
