Apartment neglected by Slumlord

Great location, trader joes and subway very close by.
Cons
Poor upkeep. Landlord does not care about tenants or building and has let building deteriorate. Top floor apartment has leaked my entire stay, there is a terrible rodent infestation and you can hear them living in and chewing the walls loudly. Will make excuse after excuse when you ask him to fix issues which he assures you he will get to but will never actually fix. He pretends to be a friendly old guy and nice to you on the surface but these people are grifters who will have no problem bald-face lying to you and gaslighting you. If Ron tells you he's a nice guy and not a slumlord, this is your warning that he is not. He might get upset but do not hesitate to file complaints with the DOB and document everything because these people will try to get away with anything they can. Landlord communicates almost exclusively over the phone so record your calls because he will not likely respond to texts or emails. I broke my lease due to habitability issues- he kept the security deposit and had the audacity to tell me he was being nice and threatened to take me to court if I pursued it further.
