First floor apartments flood and never got security deposit back

Pros:
It’s a good location, and I’m sure decent enough if you don’t live on the first floor
Cons:
The first floor duplex apartments flooded consistently and management did not respond with any meaningful solutions. They also kept our security deposit without any explanation. We never received any response from the landlord or management upon moving out.

Stop being a crook

Huge living room, built in AC units
Cons:
The landlord was not responsive when it came to lease renewals and then would jack up rent a ridiculous amount. The building was going through foreclosure and the landlord never said anything about it to tenants. He never returned the safety deposit.

The building itself was relatively well-maintained.
Cons:
Neighbors are definitely loud, but that just feels normal for Bushwick. Beware if you live in the back-side units, though—the noise carries exceptionally well from the backyard. Heat and cooling are on minisplits—nice to have control, but they're really not all that powerful when it comes down to it. The windows had gaps which also allowed cold air in. They promised a repair when we moved in that never happened.

outdated/poor condition appliances, we received a notice from a bank saying the building is going through foreclosure. Owner hasn't said anything about that so unclear what is going on.

Good apts for under $3000 but landlord is a slumlord

Pros:
Apt details for 3R only
- Good apt with minimal maintenance issues and pretty responsive management
- There is a roof but its not good to throw party
- Building is relatively clean
Cons:
- Landlord is top 10 slumlord; crazy rent increase and tenant harassment; lots of violations and issues for the building that don’t really concern tenants but are annoying to deal with
- The walls/ ceilings are thin; some neighbors can get excessive with their complaints
- Apt doesn’t have microwave or kitchen ventilator
Advice to owner:
Stick to legal practices and be nice to your tenants so you can save yourself from legal/financial problems

Will Never Rent Here Again

Close to the 3 and C train.
Cons:
Management took too long to fix maintenance issues. They didn’t properly address noise complaints and the front door was routinely broken, so anyone could get inside the building.

Listen to your tenants.

The location is great.
Cons:
The basement bedroom floods almost every time it rains, at least five times there was over 3 inches of water in the room. Management has responded with band-aid type fixes, but there is clearly structural damage that needs to be dealt with.
We had mold in the apartment upon moving in, which only was dealt with when we pestered management. Given all of the flooding since, I’m sure mold will be an issue again.
There are obviously broken parts of the apartment that we pointed out and were never responded to (the shelves in the fridge are broken, there’s a chip in the floor of the bathtub exposing the fiberglass, etc)
The laundry situation is a mess. The machines take twice the amount of them than they should.
The owner didn’t respond to direct inquiry, and then wanted to raise rent without acknowledging any of the issues.
The list goes on.

Not the worst? I guess?

Good community of tenants. Huge windows. Quiet block. Exposed brick. Roof Access. Pet Friendly. Great location. Laundry in building
Cons:
Landlord unresponsive to issues. Super is unresponsive to issues until you nag the hell out of him for weeks or months. Walls in unit not sealed at seams. Definitely illegal renovations. Water leaks from unit above and sometimes from outside. Persistent roach problem and lots of unfilled gaps. Garbage bins outside are uncovered, area is often messy.

Pest-ridden apartment filled with violations

It had natural light. Large windows so the light shone in nicely.
Cons:
The landlord Zalmen never fixed any of the issues in our apartment. When we moved in, there was rotting wood underneath the kitchen sink, which I had to pay out of pocket to get someone to fix. Our oven door wouldn't close properly, and the landlord never replaced it. There were mice. The exterior wall would leak when it rained heavily. There were no working smoke detectors, which is a violation, and I had to get one installed myself. The super was very hard to get ahold of. Packages would get stolen because there was no security cameras in the building.
Advice to owner:
Answer your voicemails for once.

Please research Zalmen Biederman before renting

The neighbors were friendly and open to working together when there were building issues. The location is also nice.
Cons:
Zalmen Biederman is a crook and negligent landlord. Please search him and read up on his record. He is listed as one of the top 10 worst landlords by the Crown Heights Tenant Union for many reasons. Several apartments have had very serious issues including repeated flooding and pest infestations and little is done to remedy the issues. He also tried to conduct lease renewals and rent increases illegally. Lastly, don’t expect your security deposit back. This man has no regard for his tenants. I would advise against giving him any business.

Quit. Find another job.

Not worth the price

In the heart of Brooklyn, close to laundromat and delis/grocery, close to public transportation
Cons:
They charge for things you don’t have. I was paying for an apartment with a balcony but they never finished building the balcony (hazard). They put in an electric stove but never removed the protruding gas pipe (hazard). The windows never locked. The heat/air conditioner broke all the time. They hound you for the rent but will NEVER fix any of your issues
Advice to owner:
Pay more attention to what your tenants are telling you, you might get happier ones who pay on time *shrug*

The city was on them and they cleared violations
Cons:
Takes months to fix things, trash piles up outside, different apts have different conditions (some central air, some not, etc), had to pay for our own extermination. Units should be stabilized but docs were falsified to destabilize

Nice building more or less well kept up.
Cons:
Pretty sure all these units should be rent stabilized but the landlords have many tenants on free market leases.

Be honest about the rent stabilization status of your units.

Look up the landlord, Zalmen Biederman

Good area, good neighborhood.
Cons:
Overly priced, if you live in the first floor, both apartments get flooded whenever it rains heavy and biederman always hire the cheapest labor to fix it, and it gets flooded again. Landlord harasses tenants, knock on your door at weird hours. He increases the price as he likes, and asked you to sign a lease that states you're responsible to fix any problem in the building and he keeps trying to pull illegal moves. He's been in court for tenant disputes so many times. He gets angry when the tenants talk to each other or form a union and asked one of them to spy on the tenant meetings. He's the worst landlord, the whole neighborhood knows, Google him. Apartments are overpriced considering the conditions there are in and the Landlord. Don't rent from him. Other building around 209 are stabilized except his, tenants did some digging and I doubt he did the proper work to stabilize the building.
Advice to owner:
Don't be sketchy, be nice and considerate to your tenants and don't be greedy.
