It’s rent stabilized, that covers a lot of sins

Pros

Elevators usually work, laundry facility is well maintained, the porters handling trash and basic maintenance are _phenomenal_. Tons of space, good location, and the price is right.

Cons

Kitchen is awful - appliances stink and it’s cramped. Bathroom is even worse. I had a ceiling leak that took weeks to fix and left a hole in my bathroom wall. I hung a painting with a command strip and it tore a chunk of the cheap paint job right off the wall with it and broke my frame. Roaches are a constant low level annoyance. Super is grouchy and largely unresponsive to anything that isn’t a straight up habitability hazard. Heat is inconsistent at best.

Improve the heat, Reno the kitchens and bathrooms.
