Pros
Rent stabilized units Newest super seems to care about the building (unlike previous ones) One washer/dryer in the building No issues with mice or small roaches (but there are big waterbugs) Great location other than the noisy street
Cons
Street facing units are loud with frequent sirens since 79th is a main cross street for ambulances, fire trucks, police etc There are waterbugs in the building. Not an infestation but I see at least several per year inside my unit. I guess this is standard for pre-war buildings. There is monthly pest control, more reliably than it used to be. My experience with the management company has been mixed - both helpful and hostile depending on the issue. They also made some shady lease renewal proposals that did not follow rent stabilization laws.
Advice to the owners
Treat the current super well so they stay. Follow rent stabilization laws automatically, without the tenant needing to point out what is compliant vs not
Quaint but cold
Pros
The apt has really high ceilings and it is south facing so it’s nice to have the sun shining into the apt all day.
Cons
This building is super old so that means the windows are ancient. If you don’t seal the windows in the winter, the apt tends to get extremely cold. The concrete wall also tends to randomly grow mold and there’s a gap between the floor and the wall…the wall that faces the front of the building.
