Pros

Near beach, nice window view of the city

Cons

Tenant harassment, roaches, mice, rats, drainage backup with sewage, mold, cracked ceilings, no gas (management gave tenants hot plates instead of repairing gas lines, maintenance will only do work if the super selects your apartment. The management GRC/ELH has contracts with the city to provide affordable housing. You can report violations to HPD, but many of the inspectors are friendly with management. The elevators are old and outdated. After hurricane Sandy, management received funds from FEMA to replace the elevators due to flooding, but the elevators were never replaced.

Advice to the owners

This management is a slumlord! No advice because they were on News 12 Brooklyn on July 13, 2026, and none of the necessary repairs have been made. They have no intention of making the repairs. This building was cleaned and maintained until GRC/ELH took over in 2023.
