Hire people who actually care about their tenants and the properties they own.

The block is wonderful and the neighborhood is great.
Good location.
Cons:
The management company doesn’t care at all about the property. The apartment was filled with trash when I moved in, the outside of the building is falling apart and embarrassing compared to the rest of the street, there was mold all over the bathroom that they just painted over, the building is run down, you have to write about 5 complaints to get a response, Some of the units have unlivable sized “bedrooms”. The walls were crumbling from unfixed leaks.
When we moved out they took a lot of money out for “repairs” that they didn’t do (I spoke with the next tenant), and then it took me 4 months to get my security check. Terrible management company. They don’t care about their tenants or properties.
Advice to owner:
You’re terrible. Do better.

Pros:
The building is on a gorgeous block in Crown Heights.
Cons:
The building is the ugliest in said block. It’s also trash.

No gas whatsoever - all heat is electric. The building is ancient and it gets FREEZING in the winter, with the only way to heat the apartment through space heaters. Our electric bill was over 300/month in the winter even as we slept fully clothed.

It’s generally just dingy.
Advice to owner:
The heat situation is unacceptable.
