Nearly no bang for your buck but well located

Pros

Easy to get to lower manhattan and central brooklyn- close to JM and G stop, right across from a nice little playground, good sunglight in all rooms. Maintenance team is responsive. No cockroaches. Little bookshelf in third floor unit and sturdy wall shelf (definitely installed by a prev tenant not a landlord) and fan in one of the bedrooms.

Cons

they didnt inform us about the lack of a mail system or trash and recycling- constantly losing packages or risking our safety leaving the door open so they can leave boxes. There were so many things to fix, they fought us when we said we needed heating in all rooms and eventually provided electric wall heaters. (Cheaper for landlords than gas and higher bill for tenants to pay)No utilities are included and they end up being quite expensive even though the units are so small. We get mice year round- luckily our cat scared them away but lots of fruit flies and ants in the warmer months. The windows are basically uninsulated, you can hear all street noise and it feels like no warmth is retained in the winter and no cool air is retained in the summer. Building is old and the staircase and hallways outside the 2 units are never cleaned. History of major rent increases, which is crazy considering how little you get. One giant room and two rooms are almost 100 sq ft so a little weird to split rent. Definitely mold growing in the bathroom because no ventillation. Third floor unit does not have a full size fridge and there is no fire escape or roof access. Little counter space and only one bedroom has a closet. Wood is super creaky and there are nails poking out of the floor and will cut your feet if you aren't careful. (We put covers over them)

Terrible building and neighborhood

Pros

-Convenient walk to multiple train stops -super market down the street -laundromat one block away

Cons

-No heat in multiple rooms -Rodent problem every year -Building is rarely ever cleaned or maintained -Old windows -No fire escape -One of the units is in need of severe renovations -Stairs are old and dangerous -No buzzer or peephole -No way for mail person to deliver anything into the building unless the printshop is open -Mail had gone missing/ stolen -barely any snow or sidewalk maintenance -electrical issues

Advice to the owners

Renovate the entire building or significantly bring down the rent. Otherwise consider demolishing and starting from the ground up.
