Pros

Low rent, proximity to grocery store, laundromat, dry cleaner, transportation

Cons

Dilapidated building. Ceilings cave in. Water gushes down into your apartment from the floor above. Often very cold during the winter. The handy man is sloppy and leaves a mess when he leaves. Definitely below-average living conditions.

Advice to the owners

Repair & replace all infrastructure. Roof, electrics, plumbing, carpentry, painting, and have everything done by professionals who will do an excellent job, not be unlicensed amateurs.
