Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Carl Chaims reveals significant management and maintenance deficiencies. Renters consistently report poor cleanliness, inadequate garbage management, and serious pest infestations, with cockroaches and rodents frequently mentioned. Heating systems are often unreliable, and water pressure varies. The buildings suffer from structural issues, safety hazards, and broken windows, worsening living conditions. Residents express frustration with slow or unresponsive management and ineffective building supervision. There are also concerns about unsafe and unsanitary common areas, including hallways and staircases. Overall, tenants advise substantial improvements in maintenance, pest control, and management responsiveness to improve tenant satisfaction and building habitability.

Major exterior/interior flaws/damages that need attention!

Pros

It's still standing! Literally

Cons

Everything from fixing apartments, not just putting a band-aid on much needed work to awful smell coming out of some tenants' apartments like if someone died. Interior of apartments are worn out, NUMEROUS SAFETY CONCERNS, window guards worn out almost pull them off, rotten wood, foul smell. Hallways & staircase always dirty like filthy, need better garbage disposals roaches the size of beetles, cat size rats running wild..

Advice to the owners

There's no advice, my original advice got deleted. The property owners don't care, as long as they are getting paid there's not much concern for the major flaws, restoration and safety issues. the building is still standing because the tenants are the ones having to pay out of pocket to get any type of renovation. It's sad that there's religious people profiting from minorities that know no better and don't mind their living conditions.

Building looks

Pros

The older residents look out for each other. lol

Cons

The lobby is always full of men smoking weed and selling weed to junkies! The front entrance has a small space where the junkies wait for their product! Stairs are always dirty with food/ bottles.. spit everywhere. The elevator is always dirty as well. With garbage bags and food containers. The hallways are dirty and roaches come into the apartments from outside! The windows are busted and bugs come in through there as well. The pests are out of control. I have never seen so many different bugs in my life.

Advice to the owners

Change your super . He is okay and aware of all thats going on. I speak for myself .. It looks worse than a project building. Tenants are willing to call the authorities for this lobby situation and them smoking in the hallways. A lot of us have small kids and the smell comes into our apartments.
