Summarized from anonymous rental reviews on openigloo.
20 Exchange Place in Manhattan is praised for its excellent location in FiDi, friendly and attentive doormen, well-maintained cleanliness, and appealing amenities including a gym, rooftop lounge, and package services. Residents appreciate the safety and organization within the building and generally positive neighbor interactions. However, ongoing elevator reliability issues and occasional management challenges, such as responsiveness and frequent personnel changes, are common concerns. Some renters report noise and second-hand smoke problems, and frustrations about rent increases and move-in/out procedures. Overall, the building offers a solid living experience with attentive staff but could benefit from improved management communication and infrastructure maintenance.

Safe, Clean Building with Room for Improvement
Former Tenant
Pros:
The doormen are wonderful — friendly, helpful, and attentive. The building is safe, well-maintained, and kept very clean. Great location with convenient access to the neighborhood.
Cons:
Management is difficult to work with and often gives tenants the runaround on even simple requests. Moving in or out requires excessive paperwork, including multiple waivers just to move furniture. Several neighbors smoke cigarettes indoors, and despite complaints, nothing has been done to address the second-hand smoke that seeps into other units
Advice to owner:
Address the ongoing issue of second-hand smoke, as it affects the health and comfort of tenants in multiple units

Love living here
Former Tenant
Pros:
Legitimately everything, the staff are incredible, everything is cleaned so regularly
Cons:
The gym could be updated considering the fact that they're raising rent.
