Pros
Newly renovated interior of the building. The newer units have heated bathroom floors, common area speakers, dishwasher, microwave, virtual doorman, and all rooms include a split AC. For a no broker fee apartment in West Village, the halls/stairways are wide and updated.
Cons
No roof access even though there’s a roof. Laundry room only has 3 w/d that don’t always work. It’s about $2.50 to wash and dry; however, laundry smells from poor upkeep of the equipment and the driers don’t work well so you end up having to rerun it a few times. We don’t have a pest issue in our apartment; however, this building has a huge rat issue in the trash area, which leads to the laundry room in the basement. Management is constantly changing the super, we’ve had about 3 supers in under a year. Our fridge motor was not running properly upon move in, which we reported multiple times. They did not respond to the issue in time. Ultimately, the fridge broke completely and spoiled $$$ of food. We ended up needing a second fridge in our common area while we waiting for the issue to resolve. Another example of poor response time is we haven’t had hot water nor heat for 4 days. After multiple tenant calls to 311, we finally got an update from management regarding the issue since it was reported. For what they charge in rent, you’d expect more from them.
Advice to the owners
Invest in good supers, fix the laundry room, figure out the rat problem, and be more timely with tenant complaints.
Mismanagement/ garbage/ roaches

Cons
Renovations in the apartments were cheap. Cabinets chip. Garbage area is full of cat size rats. There are not enough bins and the bins there have holes the rats chewed through. No real mail room so packages are left in hall and stolen. Bad German roach problem.
Advice to the owners
Clean up the building.
