Needs major maintenance and new Super...

Pros:
Location, subway proximity
Cons:
Super is non-responsive, management company representative assigned for apartment repair requests is worse and borderline offensive, neighbors are getting progressively worse with many apartments turned into Air BnBs. Worse of it all,, elevator has not worked properly for almost two months. Building is going down the drain...
Advice to owner:
Start by getting a new, responsive full-time Super, and a new maintenance and repair representative. Both are garbage. Maintenance of elevator and keeping building common areas clean also important.
