Heat and A/C often not working

Pros:
Great location and units have high ceilings and big windows. The apartments feature modern and clean finishes.
Cons:
Heating was very low sometimes. There was a few times it dropped below 15 celsius in the winter. The A/C was also not working and I asked the super and they replaced an used unit for me and it was still not cooling anything at all, just fan.
Advice to owner:
Make sure the heat and A/C units work

Pros:
- Can't hear neighbors at all (good sound proofing) - Common areas generally clean - Super and management generally responsive - Rent decreased!
Cons:
- Washing machines leak / laundry room sometimes unclean

If I could give them zero stars, I would.

Pros:
The area. Can't think of a pro of the actual building.
Cons:
Visibly saw four rats in the basement. Heard them in the walls for MONTHS. "Landlord" doesn't respond to emails, calls, inquiries, questions, concerns, anything. They simply just don't respond.

Perfect Building in Gramercy!

Pros:
Super clean, very responsive super, lots of young couples and dogs
Cons:
The package system is a bit of a mess- all packages just get thrown into a closet so it takes a lot of time to sort through everyone’s packages to find yours
Advice to owner:
A better package situation would elevate the experience

Nice renovated building, poor management

Pros:
The building has great sunlight given the location near playgrounds. Apartments have beautiful finishes and modern appliances.
Cons:
Super constantly changes and some of them are very unresponsive. I had AC problems, heating problems and it took forever to resolve those. There were even days there’s no running water. The leasing office is also very unresponsive.

So many mice

Pros:
Good covid deal when I signed my lease. There’s a convenient app instead of keys. Pet friendly (Ish). Angel is a great super.
Cons:
Caught at least ten mice and saw them in unspeakable places. Building is doing the bare minimum to help. Basement is unbearably hot in the winter because the laundry room isn’t vented correctly (87 degrees when your AC isn’t on). Dead roaches around. Screaming child occasionally present in basement. Water doesn’t taste right after the last time they had to turn it off.
Advice to owner:
Maybe scrap some basement units and turn it into a gym as this isn’t very livable.
