Pros:
Location is good. Building management is pretty responsive. Nice building super. Apartment size is decent and high ceiling with steps.
Cons:
Small UWS kitchen. The walls are very thin or you can hear your neighbors through vent holes. The washer and dryer in the basement vent directly out to the hall way and it gets very hot.
Advice to owner:
Invest in better washer and dryer vent and garbage area needs to better managed

Good location, decent price
Cons:
Landlord refused to take a reasonable breakage fee to let us out of the lease due to changes circumstances surrounding COVID-19. Also refused to clean before we moved in (?!?!?). Prior tenants had been here for 4 years and just left it broom swept which is NOT market at all.
Advice to owner:
Need to show a little more humanity.

Pros:
Location UWS charm and fireplaces Ceiling height Buzzer works Laundry exists in basement
Cons:
Cockroaches in basement, stairwell and occasionally in the apartment. Mice in the outside garbage cans consistently and sometimes they enter the lobby area. Mailboxes are broken and falling apart. Keys stick and old locks. Buzzer wiring exposed and may fail at any moment. Hot water is too hot, unsafe. Hot water fails occasionally, once a month. Walls are very thin and hear all of your neighbors regularly. No dedicated super or maintenance, random staff entering and leaving front door propped. Faulty maintenance work. Original old windows with bad locks and very poor insulation.
Advice to owner:
Hire a real superintendent. Maintain the building beyond the bare minimum. Replace windows.
