Review Summary for 240 West 73 Street
Summarized from anonymous rental reviews on openigloo.
Recent reviews of 240 West 73 Street praise its prime Upper West Side location near subway lines, parks, and shopping, along with a friendly doorman and responsive building staff. The building is generally clean and quiet with good heat and pest control. Many appreciate amenities like a gym and laundry on-site. However, renters raise concerns over high rent prices, occasional maintenance delays, inconsistent water pressure, and noise issues from some neighbors. Complaints include poor owner responsiveness and alleged illegal rent destabilization practices. While some find the apartments small and basic, the overall community feel and location remain strong draws.

Not terrible, but not great
Former Tenant
Pros:
The building is in a great location. The doormen are genuinely lovely and I never had a single issue with package delivery which I really appreciated. My unit itself was generally very nice. It was recently renovated, bathroom and kitchen were great, and I felt safe.
Cons:
I moved out after a year at 240 W 73rd. The building was not unlivable but it wasn’t great. In particular:

After a year, they tried to raise my rent well above market rent for the area and at the exact statutory maximum to the penny that New York allows for non-regulated apartments so I moved out.

They took over 40 days to return my security deposit for no other reason than they could.

The laundry room would occasionally flood with sewage and they said there was nothing that could be done.

Generally, they weren’t responsive or helpful (eg not giving notice about power/water outages, halfhearted response to maintenance issues).
Advice to owner:
Follow the law
