Do not sign a lease here
Pros
The only benefit of management being impossible to get a hold of - is that they did not provide any lease renewal options (they went silent months before our lease ended), so we went into month-to-month per NYC law. That gave us extra time to find a better place.
Cons
One of my siblings had the displeasure of living in this building: 302 W 76th St, run by S.Y. Management Corp. The broker was very nice & professional (thus we signed the lease), but the building/management was quite the opposite. A few days leading up to our move, the elevator conveniently broke (management taped a sign over it). During the 12-month lease period, the elevator was never fixed. Upon move-in, the apartment was dirty. We found bare chicken bones (as though somebody had finished eating wings) in the kitchen drawers where utensils belong. The building offered minuscule compensation of ~$100. The super had stank face at all hours of the day, and even slipped a note under our door saying “do not call me on Mondays or Wednesdays.” How friendly! The building gave us no notice of construction that occurred in another apartment on the same floor - that is illegal. For weeks, there was loud drilling and hammering right next door. At the end of our lease, there was no communication from management about renewals. Now that we are out, I can safely and publicly say this building sucks - do not sign a lease here under any circumstance.

rent stabilized, never had a pest, responsive landlords, kind and diligent super, elevator!
Cons
we have a neighbor who loves to scream at the top of his lungs a lot and the walls are paper thin, so we hear every single thing. the stairs are also uneven, the elevator goes out of service fairly often, and you can’t use the elevator to move in/out.
