Horrible MOLD FILLED building

Pros

Some Staff are good, most just follow the super's commands like sheep- former Super was greedy and egoistic.

Cons

Landlord and property mgmt stinks. MOLD in my apartment that made me very ILL! Shameful that they advertise as a LUXURY building! DO NOT RENT HERE!!!!!!!!! The insulation is terrible too, it's always cold in here. LeFrak corporation is notoroius for poorly insulated buildings. RESEARCH IT! Update it is one and a half years later and my last blood and urinalysis still showed multi toxicity from that hell hole. I took the landlord to court. They had a shark of a lawyer who dismissed my claims of illness, although I had ample evidence. They finally let me out of my lease only under the condition that I drop the lawsuit. Shameful. Shameful. Shameful Management. Mold illness can cause cancer. I cannot imagine people living there with little babies with that.

Advice to the owners

BUY new PTAC units and remediate, clean HVAC sleeves regularly- Water damage is everywhere!

Great place to live!

Pros

Well maintained building with great staff and nice tenants. Apartments are spacious, with good closets. Building is quiet. Some apartments have their own washer/dryer, but if not, the basement laundry room is clean and reasonably priced. Great location!

Cons

There are only two elevators, and the one designated as the "service" elevator is used for moves as well as for picking up the recyclables from the trash rooms and for the cleaning crew. When that elevator is in use and there's only one available there can be a fairly long wait. Also, unlike many buildings where the heat is supplied centrally, each apartment has units that supply both A/C and heat, so winter ConEd bills can be even higher than summer.

Are there service elevators in this luxury building?

There are two elevators, one of which is designated the "service elevator" and has both a front and rear door which opens to a separate walkway used by movers and dog walkers. It also always has hanging padding on the walls. When it is taken out of service for moves there can be a fairly long wait for the only remaining elevator. It is also used by maintenance each night to clean each floor and collect recyclables. They typically schedule that after 9 pm so it doesn't interfere with the elevator busy times.
