Summarized from anonymous rental reviews on openigloo.
Tenant feedback for 425 East 74 Street reflects a mixed experience. Positives include a great neighborhood location with nearby amenities, friendly and quiet neighbors, and generally good water pressure and heating in some units. However, several renters report poor management responsiveness, persistent pest issues, noise disturbances—especially from extended construction—and maintenance deficits like inadequate cleanliness and insulation problems leading to drafts and heating challenges. Thin walls cause noise transfer between units. While some tenants appreciate the environment and community, others strongly advise against renting here due to management shortcomings and ongoing building problems. Improvements in building upkeep and tenant communication are needed.

STAY AWAY - AWFUL
Former Tenant
Pros:
The location is great, lots of good restaurants around. That’s about where it ends.
Cons:
I wish I had been able to hear this from someone else before I signed my lease and was trapped in this hell hole of a building, but I really suffered during my time here and strongly considered moving out months early and paying two rents just to have peace of mind. From the first week in my unit I noticed little bugs everywhere. Then when the weather got cold I realized my room was freezing and didn’t heat properly. I later realized it was because a draft was entering my room from where the AC unit was in the wall. The building hasn’t insulated the area around it properly and did nothing to fix it claiming they were providing “the legally required heat”. I had to go buy a space heater because there was no way I could survive in that unit without one. Then there was extremely loud construction going on for 6-8 months of my lease. One time it was the apartment next to mine and the next time it was construction being done to the outside of the building. I couldn’t even have my blinds open for this 6-8 month period (meaning no natural light coming into the apartment) because construction workers were right across and could see into my room-we would literally make eye contact if I ever opened the blinds. Every day the things on my walls would come crashing down because of the construction and tip over glasses of coffee/water on my desk making a mess. The sound was so intense because it was right on the opposite side of my window and could’ve caused permanent harm to my hearing if I stayed in there. I had to keep leaving the place for weeks at a time to stay with others, all the while paying full rent. I often had to take conference calls for work in my bathroom with the door locked because the sound in the rest of the room was so bad. Putting up with this for a week/a month is hard enough, but several months or half the span of your lease was awful. I didn’t get my money’s worth at all living here. I quite frankly don’t know what I even paid for when the building didn’t provide the most basic of things required to live somewhere. The management is the worst I have ever come across during 6 years of living in the city in a variety of apartments. The building property manager doesn’t give 2 cents about the tenants and their welfare and is just a greedy money hoarding imbecile. Do yourself a favour and stay away from this building, it is simply not worth what they will put you through.
Advice to owner:
Show a little more care for your tenants instead of only worrying about collecting your checks every month.
