Awful building management

Pros:
Very good neighbors
Cons:
Cockroaches, you pay for all utilities including heat and hot water, Boiler in apartment washer dryers in apartment never work or keep breaking and you have to pay out of pocket to get it fixed.
Advice to owner:
Better communication between landlord and tenants

Buggy and SO Many Stolen Packages

Pros:
Units are renovated with Dishwasher and in-unit washer/dryer combo! Also functional elevator which is great!
Cons:
Over the course of living here for a year on the 4th floor, we have had a water bug/roach presence for 7 months and several mouse instances over the last 3 months. The super is on top of scheduling exterminators and people to fix issues, but they keep coming back, so it is definitely a building issue.
I have also personally had over $500 worth of packages stolen from the lobby and right outside of our apartment door. The building is monitored with cameras, but they do not allow tenants to view the footage unless it is through the Police. It is a persistent issue, so I believe a tenant is behind the theft.

Pros:
Biggest thing: 6th floor apartments have access to private roof terraces that honestly are gorgeous and the main reason I moved here. I can't recommend anyone to move here unless they are one of the 4 apartments that has a terrace. Then it's definitely worth it.
Friendly super Location is 1 block from Central park, 2 blocks from Morningside Park, 4 blocks from Riverside park. Great location. Lots of sunlight, big windows. Pay laundry in the basement, and some units also have combination washer/drier in unit. Dishwasher Busstop right outside building
Cons:
Biggest thing: You cannot get anything delivered here unless you are home to receive it in person. It is allowed, but your package will get stolen from the lobby WITHIN MINUTES. It doesn't matter what is in the package. I've had things delivered as inconsequential as kitchen trashcans and cans of cat food: stolen. There are security cameras everywhere and somehow nothing is ever done about it. Neighbors are extremely suspicious of each other as everyone assumes everyone else is the package thief.
MTA is unreliable and some days does not stop at the nearby Cathedral Parkway subway stop, especially on weekends. Cathedral Parkway subway stop also regularly has aggressive panhandlers that scream at people (especially women) who ignore them. I have been shoved by one of them before during commute, and regularly get called all kinds of derogatory names. These are the neighbors that like to randomly set off fireworks in the street at 1am. The cockroaches here are bad. The little ones come out of the kitchen sinks. The big ones live in the walls and come out of the heating vents. The rats aren't bad in the building, but terrible in the surrounding sidewalks. If you are walking at night, walk in the middle of the street. You're less likely to accidentally kick a rat. There is garbage everywhere. During rainstorms, the streets flood because the sewer grates get clogged with litter. During any random walk around the block you will easily spot some feces and a used condom on the ground. Most tenants are international Columbia students who will only be around 6 months to a year. Don't plan on getting to know your neighbors. While the supers are nice, the property owners are impossible to reach. Rent is paid through a third party website. I have no idea who I am even paying or who I would contact with a real concern. All I know is after my first lease was up, they raised my rent by more than $250 a month and it was time to move. Again.
Advice to owner:
This building could be so lovely if someone actually cared about it. Try to attract (and then keep) tenants who will actually stick around and invest in the area. The more someone thinks of this building and block as their real home, the better they will treat the area and act like a community of good neighbors. THAT's the New York people want to live in. Also, PLEASE stop whoever is stealing everyone's packages. It's so exhausting.
