Many issues despite slick look of renovated units
Pros
Physical renovations to ground floor units are excellent--tremendous storage, which is unusual for Manhattan. No insects inside the building, only two days with signs of small mouse presence, excellent for ground floor or NYC generally. Many friendly musician and artist residents
Cons
1. heat from basement water boiler keeps half this apartment above 80 degrees all summer. Prior tenants had 200$/month AC bills most of the year. Also, boiler once stalled out and then spewed smoke up thru floorboards, making apartment smell for a week. 2. rats all over the street on N side of 107, due to outside garbage storage in midblock buildings 3. drug rehab center down block at 237 with crazies screaming every other night on street at 2am 4. Columbia U frathouse next door, loud in first weeks of semester 5. water is scaldingly hot, capable of injuring small kids 6. well-meaning super is just too busy with several buildings on his plate 7. TriHill mgmt is not in the top half of my past mgmt agent company experiences 8. Half rent-stabilized tenants are on rent strike and in litgation 9. rent raised in 2022 by 8.5%
Advice to the owners
insulation on the roof of the basement, probably need to replace the boiler eventually too
