Location rocks, noisy surroundings, building alright
Pros
My apartment is very modern, it has a brand new dishwasher, washer/dryer combo in unit, there’s an elevator and overall it’s very well maintained. There’s also a large window and door to a patio which offers lots of natural sunlight and a beautiful view of a green tree and the church next door. It’s also positioned in a great neighborhood in UWS/Manhattanville with plenty of restaurants, grocery stores, and a few quaint bars. It’s also only two blocks from the 1 which is a major plus
Cons
Noise has been a major problem here. Theirs is a middle school right next door and we share a wall with the building. When school was in session you could hear some noise, but afterschool, in the gym (which keeps their windows open) you could hear sports practice, dance rehearsal, and other extra curricular activities quite clearly. There is some noise from church service (usually just light singing). The grounds keepers of the church have on multiple occasions made a significant amount of noise (such as cutting sheet metal). Additionally, the walls of my apartment are quite thin, so I can hear my neighbor talking and walking around his apartment. I can feel his washer shake my apartment when it’s in its spin cycle and hear it chime when it finishes. Besides noise, when we first moved in our apartment had a pretty severe infestation of clothes moths which we took care of with some traps, but was inconvenient to move into. I’ve only ever seen one roach, and while the next store building and rest of street seem to have rats pretty heavily, I’ve never seen any. We also have an exterminator who visits monthly. Finally, the one amenity the apartment doesn’t have is a closet, which really sucks! I’d say the apartment is nice, but after living here, dealing with the noise, I feel like the apartment is really expensive ($3500) for what I’m getting/dealing with.

Cons
Management not responsive at all. At one point, there were multiple weeks during the winter where the common area heat was at 50 degrees. Took me weeks to get someone to respond. The place was disgusting when I moved in, the sink was molded over and the bathroom sink was broken. Too cheap to pay for a simple cleaning between tenants. Highly recommend not living here. They don’t care about their tenants at all.
Advice to the owners
Actually manage the property instead of just collecting rent.
