Buyer beware you’re in for a scare
Pros
Layout, storage closet, high ceilings, terrace, quiet street, first floor unit. Only one mice sighting, overall no infestation. Cozy space you can make your home. Fun to have guests. Packages usually secure, theft not a chronic problem.
Cons
Monthly high con ed bills from $125-500. All electric. Useless supers w/o basic contracting skills. Mold in AC, ceiling collapse/cracks, water damage, kitchen drain line backflowed. They Dryer was a vent dryer with no exhaust so it broke. Washer is not secured and jiggles out from under the counter. Currently my bedroom wall leaks when it rains. They put paint over it rather than sealing the crack from the outside. The garden unit has extensive mold issues that took them forever to remediate, and they have children. In the Parlor unit (#1P) the main bedroom can fit a queen but the second bedroom only a full, and it works better as an office. The terrace does not have proper drainage and has this weird rubber floor treatment that traps water. Trash management and street sanitation is poor. An individual pooped on the stoop and management did not clean it. Frequent sanitation fines. Fridge broke during heat wave & they took over a week to replace it. I had to buy a mini fridge.
Advice to the owners
Need better triage, need more maintenance staff, and actually address the structural issues that plague the building. Hire contractors as maintenance, not people who cannot properly fix a sink leak or are unable to install a drain.
