Neighbors are great, lots of people living in the building for decades and look out for each other!
Management is not the most responsive and super isn’t the most reliable. Prepare to fix a lot yourself.
Affordable rent prices on rent. GREAT access to the 1 Train (about a 2 min walk). Park is right across the street and a another close by (about a 5 minute walk) and A LOT of resturants close by! Most units have a washer and dryer! :) Good area if you go to Colombia
There is no maintiance done regularly (the elevator can be scary). The Fire escapes are questionable. The Landloard and Live-In Super have slow response times. They aren't really on top of pest control. Most areas in the building are poorly lit. Packages are stolen regularly (There is no mail room). The smoke detectors and sprinkler system are NOT up to date.
In order to make this unit more appealing to renters, I would say to have a reliable Pest control company that DEEP sprays regularly (Don't skimp on this!!). Have a Super that is NOT overlooking and helping with multiple buildings, have a super who's main job is JUST this complex. Be on top of emails/messages from tenants.
