Improving Building in The Heights
Pros
Location is terrific! Directly between two close subway lines and in upper Washington Heights, so surrounded by some of the loveliest parks in NYC. The south facing units have lots of sunlight, since there are no buildings in front. Area is safe and has plenty of restaurants and good for families or folks with dogs. Beautiful sunsets!
Cons
Tenants used to have to fight for everything with the management company. Management company still does not email or provide direct payments from bank account (has to be checks) and is still Old School, but improving. The building is cleaned once every week, so the floors can get very dirty especially in the winter and when kids (there are daycares here) spill drinks and food. Garbage and take-out food can sit around for several days unless we pick it up. The front door lock (to lobby) keeps breaking and folks come in and steal the mail or loiter and smoke in the hallways, but this is not something that happens only in this building. The laundry room washing machines keep breaking or flooding and the dryers do not always work well.
Advice to the owners
Consider continuing to make improvements to the building to keep current tenants and attract new ones.

Pros
They are very attentive to the cleanliness of the building. Apartment was renovated and cleaned before move in.
Cons
Paint all over the floors when moving in. Seems like they didn’t put a tarp down before painting. Noise level is LOUD but to be expected being right next to the GWB. Management seems old so not the best attitudes on the phone or best help but not the worst. Reaching out to the rent department is actually dreadful, it’s only one lady and she never picks up. LAUNDRY IS EXPENSIVEEEE. $3.75 for washer and $2 for 30 minutes in the dryer and .25c for every 4 minutes added and who puts their clothes for only 30 minutes to dry…
Advice to the owners
Have a better system to reach out about rent. Seems like Eva is never available.
