Great location and apts, old building with some flaws, disinterested mgmt
Pros
Location is fantastic. Right on the corner of 10th and A. Big windows facing south and west allow for tons of natural light. Heat was reliable. No major maintenance issues. 3 very large bedrooms with tons of closet space. Each has windows. Kitchen is big enough to cook full meals. Living area is massive and can hold a 4-6 person dining table + a full L couch comfortably.
Cons
Generally speaking, the apartment is old but everything works fine (dishwasher, shower, sinks, etc.). Wifi somehow became spotty about a year into our lease due to an issue with the roof/cabling, which makes it hard to WFH. A flaw on location - this building has a hookah bar/club/restaurant on the first floor. Have to deal with noise (including bass that reverberates through the floor boards), smells, and trash often. There is also no trash receptacle, so stock up on extra trash cans. On management -- those who live here have to take matters into their own hands first to spur management to do anything. Below I'll outline a few examples of issues that we dealt with and how the landlord responded: 1/ There was an untreated roach and mice problem when we moved in, and management did little to help. In fact, they blamed it on us (the new tenants). Had to call our own exterminator (this should be provided by the landlord, by law) and began treating the problem ourselves. Got better with time and persistence, but was a pain to have to pay for it and negotiate with an unresponsive, unmotivated landlord who provided third-rate services at best. 2/ Two out of our four AC units broke. Took months to replace because Landlord dragged their feet, and installation was sub-par at best. 3/ Circuit breaker blew out in master bedroom, took weeks to get the super in to take a look, and took even longer to get a licensed electrician here to fix anything. 4/ There were some heat issues in our first winter in the apartment. Instead of dealing with the 'bigger problems' the Landlord's team would provide band-aid fixes such as re-sealing windows and providing temporary space heaters. 5/ The front door has had a consistent issue where it can be opened without a key. Ownership has attempted band aid fixes that work for a couple of days, only for the door to be broken again. Just replace the door.
