Old school building, you get what you pay for.
Pros
- Affordable rent for the area. - The current super (as of 10/24) is excellent and responsive. - Convenient laundry in the building, though it can be unreliable at times. - Close proximity to the train for easy commuting. - Plenty of food options nearby. - Neighbors are generally nice. If you're accustomed to living in the Bronx, you'll find the environment familiar—occasional loud music and the smell of weed, but nothing overly disruptive or rowdy.
Cons
- Management is slow to address issues unless they’re urgent. - There have been multiple superintendents over the last five years. - The laundry facilities in one of the two buildings are often non-functional, and there's a lack of heat. - Hot water can be inconsistent and goes out occasionally. - Heat can be unreliable, with periods of no heat during the winter. - For those sensitive to smoke or the smell of weed, the environment could be challenging. While it doesn’t bother me, investing in an air purifier might be necessary.
Advice to the owners
Find a way to be more tech savvy and track tenant complaints and meet those complaints.
