If your idea of luxury is roaches, dog poop in the hallways, and rats - this one is for you!

- Pests (roaches, carpet beetles, rats) in units and common areas. - Massive water leaks which were not promptly addressed by management, damaging MULTIPLE units. - Laundry room is basically non-operational as 20-30% of machines don't work at any given time. - Terrible, terrible tenants. They leave trash in the refuse room, let dogs poop in hallways. They trash common areas, including the roof and laundry rooms. - Location is right next to the fire and police departments. Constant sirens. Good luck getting a good night's sleep! - Poor building construction results in proliferation of pests, expensive ConEd bills. - Management is non-responsive. Revolving door of property managers never resolving the issues.
Advice to the owners
I wouldn't even refer my worst enemy to this building for a $500 rent credit.

Friendly staff, newer construction, not rotting
Cons
New super is creepy, common areas are dirty with mold and mildew, appliances are cheap and break constantly and floors are slanted. Not a luxury building despite the luxury prices
Advice to the owners
Cut rent in half, clean common areas, and install working/non plastic appliances.
