Big rooms with pre-war problems

Pros:
Spacious rooms Excellent location Super is responsive Rent stabilized
Cons:
Pest problems that they hire a $2 dollar "exterminator" to "fix" Water pressure leaves much to be desired (and temperature can be all over the place sometimes) Overall bathroom needs renovating

invest in renovations

The Bare Minimum

Tenants Association, Close to train, 24-hour bodega downstairs
Cons:
Mice and Roach infestations, low water pressure, elevator often out of service, management company is not responsive, shoddy repairs, management treats newer white tenants differently than they treat longtime Black and brown tenants, no super on site, electrical wiring old and insufficient
Advice to owner:
Maintain your building and treat tenants with respect. It's not rocket science.
