Brownstone aesthetics, average price, re-modeled interior, good neighborhood. Trash and recycling are taken care of.
Adam Raczynski is the ghost behind the LLC and does not respond to emergency calls. Liz Cohen, the property manager, is snippy on a good day and outwardly hostile and unhinged on a bad, no matter how polite and with kid gloves you handle her. They charge an illegal $90 credit check fee with the application and if you pay the legal $20 your application mysteriously does not get approved. There is a reason why all the tenants are young (early-mid twenties) and usually new to the city, and why everyone moves after one year. The landlord seems hostile to renewals and lazy with sending out the renewal itself, but you have to answer and/or secure new roommates within one week months ahead of your move-out date or else you'll lose the apartment. You will be shamed for inconveniencing them with this. They refuse to accept online or wire transfers (illegal in NYC) and do not have a legal address for rent. The post office did not recognize their given address as a legal address -- it's just a metal box tacked to one of their buildings. The post office genuinely advised me to be wary of who we were sending rent to. They also charge you for every in-unit repair that they can. Read the lease carefully before you sign and know what you're signing.
