Con: It’s an ADA death den. Do not live in or stay in it—that most eastern facing unit on the 4th floor: Labeled 4B as of this writing. New ≠ Healthy Cons and pros listed here are for the next building iterations that get constructed and for the Owner’s/Property Management’s immediate attention. Pro: Relatively new building Pro: Mail room for packages Pro: Ceiling height Pro: Rooftop, watch your step though Pro: In building laundry with hot water Pro: Dual use door hinges Pro: Ample outlets Pro: Gym ~all to yourself! Pro & Con: ↑ Camera surveillance Pro: Tenant App Pro: Oven Pro: Range with on-off awareness clicker Pro: I do not personally know the Property Owner so cannot approve of them at this time.

ADA death den: Again, do not live in or stay in the most eastern facing unit on the 4th floor of 308 Linden Boulevard; Labeled 4B as of this writing. Why: Sensory Space assault → Metro Tar Train Air (whatever it is), Secondhand Tobacco Smoke, Environmental Tobacco Smoke, pipe smoke, roach smoke, cannabis smoke, sewage-esque fumes, unknown toxic chemical like odors (non-cleaning), and the incense that masks them; deliberately or inadvertently assaulting your leased space. Con: Ventilation needs to be on 24/7 to preempt the Why written above, thus increasing your electricity bill. Without electricity, 4B is even more of a death den. Con: South facing room is Uninhabitable at times due to the Why written above. DO NOT SLEEP IN THAT ROOM even with the windows open. Barricading/sealing its door is not the absolute solution. Con & Pro: ¿Carpet installation above and below will only mask the problems. Same goes for insertable outlet covers. Con: All windows must be closed during cold mornings to preempt vehicle exhaust fumes from noticeably affecting your lungs and heart, thus making you choose which poisons to inhale. Con: Regardless of temperature, non-flammable wall dust goes into your lungs and eyes. Con: Toxic industrial scents from outside on occasion. Con: Kitchen sink is in a corner where toxic air accumulates. Con: Shared wall/floors። Con: Violent bass. A cause of heart arrhythmias and cardiac arrest. Con: Your focused attention, sleep cycles, and health are severed, disrupted, and or harmed by the Con listed below ↓ Con: ‘In Unit Sensory Space’ is occupied at any given time by ~1-5 neighbours. ¿Solvable with evictions, materials science, and human centered Sensory Space design; And or Sensory Space Law. Con: ¿Total rent price isn’t divisible by the number of people deliberately or inadvertently occupying your leased space. Con & Pro: Elevator thuds. Con & Pro: Camera surveillance Con: Ceiling vents and microwave vent noise may gradually degrade your hearing. Con: If you're not of a certain height or not in a wheelchair, then the height of the countertops, sinks, mirror, and stove will gradually degrade posture and musculoskeletal health. $: Height filter feature is needed for apartment/home hunting sites. Con: No hot water in unit when without electricity. Con: The button noise on the microwave can’t be turned off it seems, which may or may not sever your neighbors attention. And it gives away your location. Con: Gym door and windows MUST BE OPEN to preempt/defend against the noxious air quality that makes your vision blurry and or your head feeling weird if in there for too long. Con: Gym paint chip dust hits your eyeballs. Con & Pro: Buzzer on gym and laundry doors. Con: The motivational words on the gym walls are subjectively cliché. Evokes a smile though. Con: Sewage like fumes emitting from those black roof pipes are near to where you might host guests. The same-similar scent enters 4B at times. Con: Nationwide issue → nearby air brakes, ambulance, fire truck, & police sirens unnecessarily sever the attention of and disrupt the peace of tens, hundreds, or thousands of residents when emitting those piercing radial sound waves. $: A good solvable infrastructure/abuse of power/vehicular/domestic violence/curfew problem someone can go build company(s) on. Con: Near an intersection. Con: Density, too many neighbours. Con: Narrow width sidewalks on Linden+ Con: Nearest trains are underground. Con: 4B is a death den. Con: NATIONWIDE ISSUE → ‘On Property Sensory Space / In Unit Sensory Space’ is occupiable at any given time by parties not on your Lease or Land.
Advice to the owners
Rid neighbourhood of culprits / iteratively perfect building
Overpriced for the area but good

the management is a real killer. getting them to do anything is a headache and they are incredibly unprofessional
