Cozy little building without a lot of frills

Pros

Friendly elderly live-in landlady, building is well kept, spacious units, small building with only three units, rent relatively reasonable for the area, great neighborhood, landlady handles pest issues quickly, walkable to G and L trains

Cons

Water pressure is inconsistent and sometimes water just stops coming out, heat is controlled by landlady so sometimes gets too hot or cold, no buzzer/intercom, doorbell is hard to hear, occasional roach/mouse

A few improvements to water pressure and doorbells/intercoms would go a long way
