Recent Gut Renovation
Pros
There was a gut renovation in 2019, that resulted in more apartments in the building, including new duplexes. Means relatively new apartments with new stainless steel kitchen appliances from Frigidaire, including dishwasher in each unit. Laundry in the basement. Rooftop space for all tenants to enjoy with a nice view of the city skyline. Landlord is a nice woman who visits the building at least once a week and is responsive to phone calls for any fixes needed in the same week (usually same day). High ceilings in the apartments and landlord has a ladder in the basement that she’ll let you borrow. Street is pleasant. Deliveries are typically secure as there is a sizable lobby to drop packages. Apt 1c gets their own private backyard that is partially paved for their own use with a view of a pleasant garden managed by the landlord.
Cons
Adding more units to the building made resulting units smaller by square footage in the case of apt. 1C or oddly laid out as in the cases of the duplexes. Walls are pretty thin so if anyone is having a party or hammering on your floor you will know it. While there is laundry in the building, there is only one washer and one dryer — which you must pay for with quarters (avg $3.50 per load), so this means you may have to wait in a queue to use it but that is rare in my experience.
Advice to the owners
Replace white LED lights in building and each unit with softer yellow ones to make the place feel warm and inviting. Consider removing charge to use washer and dryer machines. Consider adding furniture to rooftop to make it easier to use for tenants and guests.
