Older building, lackluster management but reasonable upkeep

Pros:
Good location The elevator works well Weekly mopping of floors Laundry on every floor
Cons:
Stairwell is very unclean Roaches often seen in hallways and lobby Can be hard to contact super or management, multiple requests have to be submitted before work is completed (if it ever is)
Advice to owner:
Create a way for tenants to contact the super or make maintenance requests when the management office is closed

Sometimes you will see roaches but the exterminator coms once a month

Pros:
Laundry room on each floor of building, sunny view of historic homes. Large, open floor plan with separate kitchen & bedroom
Cons:
Noisy neighbor has not been dealt with despite being in contact with the landlord about it for THREE YEARS. The neighbor continues to throw frequent house parties with loud music and always has people over who continuously run, stomp & throw/drop things on the floor (our ceiling). When asked to turn down the volume, the neighbor came to our apartment door yelling at and threatening us to never ask them to turn down their music. We provided video evidence of all of this to the landlord and they have taken no action.

60 E 17th St: Don't Do It

Pros:
Rent stabilized; 1/2 block from the subway; grocery store on corner and liquor store across the street; laundromat across the street; laundry on each floor (when machines worked); on edge of prospect park; big apartments.
Cons:
Where to begin. Probably the temperature issues: the heat was frequently not turned on in the dead of winter in wiiiiild violation of all city laws. One time I had a gas leak in my apartment and the management took TWO DAYS to address it; I called the city and fire department multiple times to file complaints before the management did anything. In the meantime, I had to move out (obviously) and then after they fixed it, I didn't have a stove / oven for a week. The building is BLAZING hot in the summer (granted, this is true of a lot of new york apartments). The management is incredibly rude about basic requests for things that they are required to do by law (e.g. repainting after a number of years, turning on the heat in the dead of winter when it had been under 30 degrees for 3 days)-- I was hung up on by Malke, one of the receptionists, probably several dozen times over the seven years I lived there. I finally moved out and it took them 6 months to return my security deposit. They also promised me a parking space when I signed my lease and after I signed, when I called to ask about it, they laughed in my face and told me there was no way it was happening. Probably one of the biggest issues is that the management company is not available from Friday afternoon through Monday morning. A lot of emergencies happen on weekends and while there was a super, they didn't give you the super's information (phone, location), so it was impossible to contact him. As I understand it, the company is run by observant religious people, which is great, but if they can't take calls and deal with emergencies on Fridays and weekends, they need to subcontract out to someone who can cover those periods. Emergencies happen on Fridays and weekends, too. In short: the cons outweigh the pros. I moved to a different apartment building in the same neighborhood and while it of course has some issues, it's VASTLY less challenging to live here in the day to do. Don't rent at 60 E 17th.
Advice to owner:
Fire your current property management company and get one that actually does their job.

Building has potential, but landlord is stubborn and unresponsive

Pros:
Decent amenities- laundry on every floor, elevator, attached parking garage. Large sized apartments
Cons:
The hallways are quite shabby, the stairwells are revolting and smell like urine. Some repairs are taken care of, but any other concerns are ignored. In the winter, the heat is set to the absolute minimum temperature required by law, which feels frigid. I asked for a copy of my lease rider and it has never been provided. The landlord is known to occasionally harass tenants if concerns are raised
Advice to owner:
Repaint the stairwells, turn up the thermostat in the winter, and don’t harass your tenants
