Classic rent stabilized pre-war apartment

Pros:
Classic rent stabilized building
Huge rooms, original moldings
live-in super
great sunlight
Elevator
Reliable heat
Good for families, quiet
Cons:
Bureaucratic management company, hard to get a response if it’s not something the súper can do.
They have an exterminator but the exterminator is useless, comes in sprays for one second in the closest room and leaves.
Not pet friendly, though there are definitely pets in the building.
The súper is not a handyman, you have to contact a separate handyman that they contract, but that person is less motivated to respond quickly
Advice to owner:
Have a super that is also a handyman, prioritize requests faster, switch exterminator companies
