You get what you pay for
Pros
Nice and responsive super. Good location—close to the train, shopping, etc. the lobby gets cleaned on a regular bases and it’s safe. It’s rent stabilized and cheap and units are spacious.
Cons
Noisy neighbors who let their multiple kids run and scream wild in the building. Paper thin walls to where you can hear someone’s closet doors opening and closing. The walkways smell old and nasty due to poor ventilation and because it’s an old building. If you want a peaceful and quiet building, this is not the one.

Clean and well-managed
Pros
Well-managed and maintained. The super is really responsive.
Cons
Not a big deal at all but sometimes the washing machine would flood. Also the nearby block on 88th Street between Fourth and Fifth Avenue is very sketchy.
