Good location but dated
Former Tenant
Pros:
Proximity to everything was great Generally quiet given the location
Cons:
Ugly and dated interiors (Nickelodeon slime green cabinets) Owners nickel and dimed for BS when I moved out

Great place to live
Former Tenant
Pros:
Clean, good amenities
Cons:
Management can be difficult with certain maintenance requests

Great location, great staff, awful management
Former Tenant
Pros:
The location is great. Right by McCarren Park, close to the L and G trains, and walkable to most things in Williamsburg. The building staff is also wonderful -- they're all very kind and are a delight to work with even when issues come up.
Cons:
The management company is complete garbage. They change policies without letting the residents know all the time, and their management and upkeep of common amenities are just awful.
Advice to owner:
Be better at communicating with your residents.

Amenity Heaven
Former Tenant
Pros:
Pool, garage, screening room & many etcétéras
Cons:
management barely answers the phones Noise: neighbors, air vents, thin walls, slamming doors etc.
Advice to owner:
Answer your phones for tenants please. Perhaps consider small pads in the door frame to muffle the sound of slamming.

Nice building. Stingy management
Former Tenant
Pros:
Staff is very nice, nice amenities, great location
Cons:
Cheap greedy owners
Advice to owner:
Be nicer and more generous to tenants. It’s our home and we want to feel good about our home

Not worth the price, there’s better
Former Tenant
Pros:
Friendly doormen and staff, rooftop was great during lockdown but always crowded, the building location is perfect
Cons:
Where to start... the management and landlords will literally steal money from you. When gyms closed during the pandemic, they continued to bill for the amenities that we couldn’t use. They’ll keep your security deposit and make up lies to not pay you back. We lived in the apartment for 2 years. General wear and tear happens. Management insists that everyone wear masks in the building but they walk around maskless. The rent is astronomically high for how dated the apartments are, and the appliances are the cheapest you’ll find. The hallway fixtures are falling apart. The speakers on the wall are so 2008... you’ll also have to figure out window treatments yourself because they have custom windows. Get ready to shell out close to $1000 - the cost for shades and the labor to install. You won’t be able to take these to your next apartment. The building is more than 50% empty at this point. Everyone fled because the building is managed horribly and you can get a lot more for your money these days.
Advice to owner:
Stop squeezing every penny out of people or they will continue to leave. Respond to emails in a timely manner. Lower your rent.

Lived here for 5 years, great option for its location
Former Tenant
Pros:
Location is great. Lots of amenities. Very clean. Friendly staff.
Cons:
A frat house. The building is falling apart and needs some renovation. Cheap appliances and materials used.
Advice to owner:
Filter your tenants better. Kick out the ones ruining the building. It's time to renovate.

Lived Here for Two Years, MGMT Is Shady
Former Tenant
Pros:
Great location, staff is nice, amenities are pretty good.
Cons:
Management does not keep up with maintaining the building and amenities. They are dishonest with charging you for damage to your apartment and withholding more than they need from your security deposit. I caught them over charging me by $700, took them to court and won! A bit of a frat house vibe and they did not regulate the rooftop as well as they should.
Advice to owner:
Don’t be dishonest!

Gone downhill
Former Tenant
Pros:
Great rooftop views
Cons:
Building nickles and dimes you and provides less service and amenities while costs increase. Doesn’t feel like a luxury building when A/C doesn’t work, elevators out all the time, massive and unexplained increase in HVAC bill. There is zero mask policy for the building with tenants and building staff not wearing masks, often in elevators.
Advice to owner:
Be more transparent

Location location location
Former Tenant
Pros:
Sits right on McCarran park, has an indoor pool, bedrooms are generous size, plenty of amenities and ok rooftop. Building staff is super nice.
Cons:
Management sticks to a playbook and does not use any judgement. Cheap on weird things like providing only one mailbox key or taping a sign on a wall while pouring money on a new lobby. jacuzzi and saunas just don't work. Landlord charges a separate HVAC bill that is not transparent. No rent consessions on renewals, even if they are offered to new tenants.
Advice to owner:
Use judgement while dealing with tenant issues, show flexibility and tenants will bring their friends to live here
Over 2 years ago
Lived here 3 years
Former Tenant
Pros:
Space, location, amenities, some nice people work here
Cons:
Management doesnt budge, HVAC fees are exhuberant, staff are treated so poorly all end up leaving
Advice to owner:
Make deals with your tenants during a pandemic, stop overcharging building fees and costs, management just poor to deal with in general
Over 2 years ago
Not worth the money, you can find way better places than this building
Former Tenant
Pros:
I can’t find any after living here for 11 month during Covid, it’s really bad, staff dissent wear masks, and they started doing construction to “fancy up” their lobby. Can’t wait my lease ends.
Cons:
Too many, shady management, they don’t even tell you the roof too will be closed from Oct - May, especially when all of us locked in, they did not care, never seen them cleaning the gym, always mask less people walking around. Some tenants here think Covid doesn’t exist, when you politely asked them to wear a mask, they said I don’t got germs, WTF. When we moved in, apartment was not ready, no hot water, and floor is dirty as hell, we have to ask them twice to clean it out. Loud party non stop during the pandemic, never thought would live in a place like this, I have to triple masks when I’m in the building. Asked management about the protocol, they did not respond. Careless.
Advice to owner:
Your business will go down, this is not how you act when all the people in the building complaining. Do business like this, lie to your tenants and lock them in to lease, and threaten them to shut up, not a good idea.

Great, but noisy
Former Tenant
Pros:
Apartments are spacious and fresh.
Cons:
Noise from neighbors, noise from the park
Over 2 years ago
Decent building, terrible management
Former Tenant
Pros:
location, gym, staff
Cons:
Management, management, management
Advice to owner:
Stop being so cheap and inflexible

Stay away - very shady management
Former Tenant
Pros:
Nice location, but I would wait until there’s a different ownership and management team. It could have been a great building if management took care of the units that are falling apart, with mold, dysfunctional HVAC in many of the units, leaks. Instead, all they focus on is renovating the lobby to lure new tenants in while doing very little to keep exiting ones. The cleaning staff is nice but management are incredibly rude and will ignore for your months if your repair request means they need to spend any money.
Cons:
The units are falling apart - many tenants had no dysfunctional HVAC in the middle of the summer/winter. Some tenants had leaks and mold that was completely ignored by management. It just feels like management is 100% focused on attracting new tenants, but once you’re locked into a lease forget about ever getting a response from them. Management is incredibly rude and very shady
Advice to owner:
Learn how to treat your existing tenants
Well serviced, clean but expensive
Former Tenant
Pros:
Staff responds quickly, apartments are ok size
Cons:
Expensive, no cost flexibility during COVID, thin walls, amenities are extra cost
Advice to owner:
Lower the rents, you’re not inline with the neighborhood
Over 2 years ago
No peaceful living
Former Tenant
Pros:
Only location is the reason I picked this building. Instant regret after living here for few months.
Cons:
- Once you sign the lease, management does not know you. All they care is adding small hidden fees to milk your money. - Walls just there as dividers, no sound proof at all. - Some of the people lives here are rude, no respect for others. If you seek for a community, DO NOT move here. - Mail room staff always away “On Break”. Also lost two of my packages. - Loud parties during COVID, many doesn’t even care to wear a mask. - Too many hidden fees, non stop surprises. - New tenants got tricked for “fancy lobby”. Once you start using amenities you will know. NOT WORTH YOUR MONEY!
Advice to owner:
Be honest to your tenants, at least care of the people who lives here.

I’m happy (ish) here
Former Tenant
Pros:
Great location, good size apartments/rooms, maintenance very responsive and quick to resolve any issues.
Cons:
They charge as if it’s a luxury building but went for the cheapest options possible (dishwasher, showers, oven, no kitchen hood, cheap flooring/varnish, hvac super noisy, countertops are very poor quality). Smell from other apartments travels through the ventilation (cooking, smoking weed ...). Also the decor is ageing very badly.
Advice to owner:
Improve ventilation in kitchen and upgrade work surfaces. Don’t be surprised the floors scratch when you go for cheapest varnish you can find.

Shows well, but...
Former Tenant
Pros:
Nice amenities Doorman 24 Garage connected to building Lovely neighborhood
Cons:
Broken ATM machine Limited hours to pick up personal packages. 8am-8pm 24 hour Garage has limited hours 6am-10pm Noisy air vents, thin walls, noisy neighbors. Management office is lacking in communication and problem solving
Advice to owner:
Pick up your phones, Respond to issues in a timely manner

Horrendous management/no building upkeep
Former Tenant
Pros:
Rooftop, amenities, doormen
Cons:
Management is horrendous! Would avoid living here at all costs. Very greedy and will nickel and dime you when you move out. They apparently had to stain my floors and replace all flooring due to “a scratch” that was left behind. They sent me an invoice stupidly and said the price was less then half of what they were asking. Also, there is little to no upkeep to this building and they are letting it fall apart.
Advice to owner:
Stop being greedy and respect and listen to your tenants.

Renovations Needed
Former Tenant
Pros:
Building is on the Park
Cons:
Management no longer cleans building on the weekend during Covid; Elevators shut down most days; FDNY has to rescue people from elevators often. Halls and apartments now dated and worn.
Advice to owner:
Time to renovate the building.
