Not Worth It
Pros
Proximity to the subway and the park
Cons
The walls are so thin that any noise from outside sounds like it's in your apartment. Since the building is directly on Flatbush Avenue, there is a lot of noise from dollar vans to the businesses across the street playing loud music at all hours of the day. Sounds and smells from other units also bleed into ours, including the persistent smell of smoke (both marijuana and cigarettes). The building management is also slow to respond to any complaints. Our heat was out for a week and although the building did send a couple of people to look at it, it took days to send us an actual HVAC person who determined that the issue was electrical, so we had to wait for an electrician to come and fix it. One of the people they sent before the HVAC technician was the broker who showed us the apartment. There is also a persistent problem with package theft. Someone hid my wife's diabetes supplies in the package room and then opened the package and rifled through it. Since no one has access to the package room except the delivery guys, building management and tenants, it has to be someone in the building who's doing it.
Advice to the owners
Actually give a crap about the people who spend thousands of dollars to live there.
