Quite clean and friendly block. Safe neighborhood. Good tenants. Owner lives on site.
Cons
Owner is generally quiet. However the landlord and his wife become quite belligerent and unresponsive when requests of any kind are made. They often make up regulations on the fly in response to an ask. They don’t formalize communication in writing and believe doing so is an act of “trouble making” (therefore any official written comms are seldom, untruthful and only done to protect them and their property). Rent increases are random, not in writing and fees assessments are an outright lie ( they are never noted but assessed from thin air several years later or following a confrontation (usually after a repair request is made). The average wait time on a repair (of any kind not deemed an immediate violation) is 6-8 months. Heat takes several attempts to come up during the winter. Units are not up to date with market value. Bedbugs and roaches were present in units. Landlords are quite unprofessional and have resorted to yelling, screaming, tossing trash and threatening eviction in response to a lack of information sharing or policy changes at whim. There is no parking and landlord has threatened several persons for parking in or near his space. Owner although African American, manages minority and female tenants far poorly than all of the Caucasian and Asian tenants.
Advice to the owners
Take note that being a landlord entails more than ownership of a property.
