Management is helpful/responsive, feels secure, someone mops the stairs every so often and the trash it taken out daily.
Backyard not kept up, poorly done baseboards, gaps in walls/floorboards/baseboards, heat machines falling off the wall, no real solution for mice/roaches just leaves poison
Do a real thorough pest control assessment - don't just leave poison get them out
