Good apartment, bad rent increases

Pros:
—Owner responsiveness —Great location
Cons:
—Huge rent increases at lease renewals —Combo heat & a/c wall unit doesn’t sufficiently cool the apartment. Windows swing open so can’t install additional or more effective a/c units. —Laundry machines (specifically the dryers) not properly cleaned/maintained so often have to run same load multiple times

Pros:
Great views, good size units.
Cons:
Elevators constantly breaking down. Heat was out for well over a month in middle of winter at one point. The building leaks Unexplained construction noise every few months. Sometimes going on for a full month. Management will repeatedly lie and ignore you if ask about it.
Advice to owner:
Don’t be such miserable selfish people?

Pros:
Amazing views. Nice superintendent.
Cons:
Multiple leaks and mold. Management DID respond but slowly. At least one elevator down every few months. Jacks up rent and fees all the time. Only 2 washers/dryers work properly. Have been occasions where entire building has no heat or hot water. They gave us space heaters 🤷‍♀️

Pros:
Great location and apartment layouts. Tons of space in both living room and bedroom that you typically don't see in Manhattan/Brooklyn. Super lives in the building and is super nice, so are the maintenance staff.
Cons:
Everything is breaking down. The entire building was without heat for most of November and December, there's a temporary boiler machine parked outside the building for now with a giant tube extended into the building. Several apartments have had pipes burst and flood because of old pipe lines. Electrical outlets in the bedroom stopped working all of a sudden.
Advice to owner:
Insulate the pipes or something. Pipe bursts are no good for anyone.

Great building with unfortunate rent spike

Pros:
Responsive management, great super, no issues with bugs, I had one issue with leakage during rain and the building quickly addressed it, it does seem like they do actually care about their tenants. They are very good about moving packages to a key operated space, haven't dealt with much package issue at all. Pretty easeful experience.
Cons:
My only critique is that the landlord is raising the rent $500 after being here 2 years. I've also been told this building is rent stabilized and they can't do that but I don't want to fight it and feel it's time for a change anyway so I'm moving. That to me is pretty shady.
Advice to owner:
Other than the aggressive rent increase and not doing that, nothing comes to mind

Overpriced, management slow to respond

Pros:
Great view of the sunset, the superintendant is helpful.
Cons:
This summer, my A/C broke twice. The first time, it took three weeks to repair. The reason it took so long is I needed a new AC unit installed, and management took weeks to approve and procure one. The second time, I'm still waiting on a replacement and it's been over a week. My rent went up $500 dollars this year.
Advice to owner:
Be more responsive to tenants.

Building needs renovations

Pros:
Amazing views of Manhattan and spacious units. Good value.
Cons:
Roaches. Building is worn out and needs major repairs. Elevator broken often. No real public roof. Terrible soundproofing - you can hear your neighbors conversations and smell their dinner. Just kinda gross and needs some love.
Advice to owner:
Please update the building
